Texas Land Clearing Services in North Texas: Mesquite and Post Oak Forestry Mulching, Brush Removal and Site Prep for DFW Acreage

Wet blackland is the number that sets the price in North Texas: from November to April, clay east of I-35 adds a day, and I say so on the quote. Pruitt Range & Brush is a land clearing company with a crew yard in Weatherford, TX. Fort Worth west side, Denton, Granbury and Cleburne sit inside its 60-mile service area, transport included; Collin and Rockwall carry transport. Mesquite, post oak, hackberry and bois d'arc are what we clear here, and pasture reclaim is most of it. Fill out the form or call (832) 987-3495, and Teo will call you back before the end of the business day.

Land Clearing Services in North Texas: Pasture, Lots, Site Preparation and Excavation Referrals

Six land-clearing services available out of Weatherford, priced by the day or the acre. The soil is what changes.

  • Pasture reclaim by forestry mulching: a forestry mulcher grinds mesquite and post oak regrowth into mulch at the root crown, so the grass comes back instead of the brush. Mulching services here run $900 to $4,000 an acre, light to dense.
  • Lot clearing: we clear a half-acre residential lot in Celina, Prosper or Aubrey in one skid steer day, $2,800.
  • Land clearing to dirt on blackland farm tracts being cut into homesites: $2,000 to $4,500 per acre.
  • Brush clearing and brush removal along fence lines and tank dams, by the day.
  • Stump grinding at $4 per inch, $175 minimum per stump, bois d'arc included.
  • Bush hogging at $60 to $90 per acre, $400 minimum, plus selective tree removal and selective clearing where a post oak mott is worth keeping.

Site preparation ends at rough grade with the dozer. We do not pour slabs, drill wells, set septic or take down a house; I know people in Parker County who do. Excavation services for a stock tank go to an excavation contractor Teo can name. Right of way clearing for a driveway, culvert line included, runs on the day rate, and forestry services like thinning a post oak stand run by the acre. We specialize in brush and tree work and handle projects from a Celina lot to a 200-acre Grayson pasture. Name the service and we clear to that line.

Vegetation and Terrain in North Texas: Mesquite, Post Oak, Blackland and Cross Timbers

Two soils split the region at I-35. East of it, blackland clay grows mesquite, hackberry, cedar elm and bois d'arc on old cotton ground in Collin, Ellis and Rockwall. West of it, Cross Timbers sand carries post oak and mesquite across Parker, Hood and Johnson. Mesquite defines the work. Its root crown sits below grade, so a bush hog cuts the top and the crown sends up five stems where there was one. Mesquite is the only tree I know that answers a saw with five more trunks.

Blackland is the terrain problem. From November to April it holds water for a week after a rain, and a dozer on it cuts ruts a foot deep. A tracked mulcher floats on about half the ground pressure and turns vegetation into mulch on top of the clay, so we clear blackland with a mulcher and bring the dozer only for the pad. The right equipment for clay is tracks. Specialized equipment matters here, and advanced equipment on wet ground is still stuck if nobody reads the ground, so equipment and expertise travel together. Of all the land clearing services in Texas, blackland is the one the calendar prices. Hackberry and bois d'arc will overgrow a vacant lot in Celina or Anna in eight to ten years, and overgrown land in a city limit draws code letters. We clear the trees and brush on that lot in one day if you call before the stumps pass 12 inches.

Pasture Reclaim and Blackland Homesites: Forestry Mulching for Grass, Clear to Dirt for a Slab

Pasture reclaim pays in animal units. An 8-acre Parker County pasture we cleared had gone to mesquite and post oak thick enough to lose a cow in. Two days with the mulcher, $8,400, ground to the crown, and a bush hog follow-up each June keeps the mesquite from coming back. The log read four acres per day; efficient clearing on mesquite is a crown grind, not a top cut, and the mulch feeds the clay instead of a burn pile. When I wrote EQIP plans, that is the reclaim practice 314 was built for, and cost-share still covers 50 to 75 percent of the NRCS rate with an approved plan.

Blackland homesites are the other job. Collin, Ellis and Rockwall are cutting farm tracts into 1- to 5-acre lots, and Census Building Permits Survey 2025 counted 11,136 single-family permits in Collin and 3,230 in Ellis, up 13 percent. Those lots want full clearing to dirt plus a pad, and the wet-season day is the number buyers forget. We clear land for a build in the dry months when we can, and name the extra day in writing when we cannot. Land management on a 5-acre homesite after that is vegetation management by bush hog each June, which costs less than a second clearing project. Tell Teo whether you clear for pasture or pad and the quote follows that line.

Land Clearing Cost in North Texas per Acre: Mesquite Mulching Services, Post Oak and Lots

Land clearing on this side of the state runs $900 to $4,500 per acre. Density sets the number and wet blackland adds a day from November to April, written on the quote before the trailer leaves Weatherford. Two dedicated land clearing mulchers, no rentals.

  • Forestry mulching, light mesquite and brush under 30 percent canopy: $900 to $1,400 per acre. Medium cover: $1,800 to $2,600. Dense old-growth mesquite: $3,000 to $4,000. The mulch stays on the ground.
  • Full clearing to dirt for a homesite: $2,000 to $4,500 per acre by density.
  • Skid steer mulcher: $2,800 a day, transport included within 60 miles of Weatherford. 300-hp mulcher: $4,200 a day plus transport.
  • Stumps $4 per inch, $175 minimum. Bush hogging $60 to $90 per acre, $400 minimum. Dozer with operator $160 per hour.
  • Haul-off $650 to $1,200 per load, $1,100 minimum service call.

Two invoices from this side of the state. The 8-acre Parker County reclaim: 2 days, $8,400. A 0.6-acre lot in Celina, Collin County, hackberry and bois d'arc: one day to clear, $2,800, plus 11 stumps at $420. Large jobs over 20 acres are priced per acre; lots per day; both are cost-effective against a dozer and a burn pile on clay that will not drain. Send the form or call (832) 987-3495 with your county and acres of land, and Teo will call back before the end of the business day with a walk date.

Rules Before You Clear Your Land: Burn Bans, City Trees and Lake Shorelines

Land clearing and brush removal in Texas needs no state permit, and most of the DFW ring outside a city limit needs none at all. Four local rules still come up on our jobs here.

  • Burn bans: declared by the county judge or commissioners court, with TCEQ outdoor burning rules on any pile. We clear with a mulcher and leave mulch, not a pile, so a ban does not stop the job.
  • City tree preservation ordinances in Fort Worth, Mansfield, Prosper, Celina and Rockwall: a tree survey before you clear your land inside city limits or the ETJ.
  • Lake shorelines: Brazos River Authority on Lake Granbury, USACE on Lewisville, Ray Roberts and Texoma. Clearing below the flowage easement line needs their permit, not ours.
  • FEMA mapped floodplain along the Trinity forks and the Brazos: a county floodplain development permit before dirt moves on a construction site.

Land development inside Collin or Denton city limits runs through the city engineer before we clear; a rural tract in Grayson or Hood does not. Send Teo the county and we will minimize the permit list to what applies.

Luanne Pruitt

Owner, Pruitt Range & Brush

Luanne Pruitt, 51, owns Pruitt Range & Brush and runs it from Johnson City in Blanco County, with crews in Lindale and Weatherford. She grew up on a cow-calf ranch near Llano. She spent 12 years as an NRCS field technician writing EQIP Brush Management plans for Texas ranchers, bought her first mulcher in 2014 when too many of those plans sat unexecuted, and has cleared cedar, mesquite, pine understory and homesite lots full time since 2015. Her dispatcher Teo takes every call and form.

FAQ

Blackland, Mesquite, Brush Removal and Tree Removal Questions

Fill out the form or call (832) 987-3495. Teo will call you back before the end of the business day.

How much does land clearing cost per acre in North Texas?

Light mesquite runs $900 to $1,400 per acre, medium cover $1,800 to $2,600, dense old-growth $3,000 to $4,000, and clearing to dirt for a homesite $2,000 to $4,500. So 5 acres of blackland at medium cover is about $9,000 to $13,000, plus a wet-season day if we clear between November and April.

When is the best time to clear blackland?

May through October, when the blackland is dry enough to clear without a rut or an extra day. Cross Timbers sand west of I-35 drains fast enough to clear most of the year. Last winter on a tract off US 380 we lost two days to clay that would not hold a trailer.

Do I need a permit to clear land in Collin or Denton County?

Not from the county for a rural tract, and not from the state anywhere. Inside Celina, Prosper, Frisco or Denton city limits, a tree preservation ordinance means a survey before you clear, and the mulch stays on site after. Texas land clearing permits are a city and floodplain question, not a state one.

How fast can a crew get to my tract?

Teo calls you back before the end of the business day with the first open date. Within 60 miles of Weatherford the walk is free; Collin and Rockwall carry transport, stated before we clear. Land clearing contractors who skip the walk are guessing at the stumps and the clay, and trusted land clearing companies do not guess.

How do I get a land clearing quote from the Weatherford yard?

Fill out the form or call (832) 987-3495, and Teo calls back before the end of the business day. I or the Weatherford crew lead will walk the property with you, a free estimate on-site and a free consultation on what to keep, and you get the day count in writing. Professional land clearing services beyond 60 miles carry transport.
