Five services cover the residential and commercial tracts between I-30 and the lake.

- Commercial land clearing and site clearing along I-30 and SH 205.
- Forestry mulching and tree clearing: trees and brush ground where they stand, no pile.
- Lot clearing for small residential lots: underbrushing, tree removal of dead hackberry, stump grinding at $4 per inch, $175 minimum.

Our land clearing service removes the brush and the stumps. Slabs, wells, septic and demolition are other trades, and
Lot and Acreage Clearing for New Homes in Royse City, Fate and Heath
The county permitted 1,587 single-family homes in 2025 by the Census Building Permits Survey, a high count for 149 square miles. Master-planned communities at Fate are developer work. Our residential jobs are the homeowner on two to ten acres of greenfield blackland east of Royse City, and property owners with a wooded estate lot in Heath who want selective clearing for property development without losing the big pecans.
A 0.6-acre lot in Celina, on the same clay, is the size I see most: hackberry and bois d'arc, one day on the skid steer, $2,800, plus 11 stumps for $420. Commercial development pads along I-30 are land clearing projects priced by the acre.
Forestry Mulching and Brush Clearing Across Rockwall County
Our mulching services run one to two acres a day on blackland, because hackberry, bois d'arc and honey locust thorns eat teeth. The mulch goes down three to four inches, and on clay that layer is the only erosion control a bare slope gets before grass. Clearing brush this way leaves no pile.
Blackland does not drain. It negotiates. A mulcher works here ten months a year; a dozer sinks in two. Hackberry resprouts from the root crown, so removing vegetation along a fence line means grinding below grade. We remove unwanted vegetation and undergrowth, the wood stays as mulch, and pecans and bur oaks over 8 inches stay standing. No pine and hardwood understory here; that is Lindale work.
How Much Does Land Clearing Cost Here Per Acre?
Land clearing in Rockwall County runs $900 to $4,500 an acre, and two rules move the number first. Wet blackland adds a day from November to April. The county sits about 85 miles from our Weatherford yard, so transport is quoted separately and we book two days minimum.
- Skid steer mulcher: $2,800 a day plus transport.
- 300-hp mulcher, 8-foot head: $4,200 a day plus transport, equipment to handle bottomland hardwood.
- Mulching by the acre: $900 to $1,400 light, $1,800 to $2,600 medium, $3,000 to $4,000 dense bottomland.
- Full clearing to dirt with rough grading: $2,000 to $4,500 per acre.
- Bush hogging at $60 to $90 an acre, $400 minimum. Haul-off at $650 to $1,200 a load, $1,100 minimum trip.
Agricultural land east of Royse City still draws NRCS EQIP brush management cost-share, practice code 314, at 50 to 75 percent of the payment-schedule rate. Call (832) 987-3495 or send the form for a free quote.
Terrain, Soil and Vegetation Near Lake Ray Hubbard and the East Fork
Blackland prairie covers nearly the whole county, and the vegetation tells you how long a tract sat idle. A pasture will overgrow with hackberry, honey locust and eastern red cedar in about eight years. The cedar here is eastern red cedar, not the ashe juniper I cut in Blanco County, and it comes out easier. The East Fork of the Trinity fills Lake Ray Hubbard, and the woodland along the shoreline and Buffalo Creek corridor is mapped floodplain. Site conditions on the clay depend on the last rain, which is why so many tracts want a pond and drainage first.
On our jobs on this side of Dallas-Fort Worth I log one to two acres a day in hackberry.
Burn Bans and Other Rules Before Clearing Land Here
Three rules govern clearing land throughout Rockwall County, and none is a state permit. The county judge or commissioners court declares a burn ban, and TCEQ outdoor burning rules govern every pile. The county issues floodplain development permits where FEMA maps the East Fork, Buffalo Creek and the lake shoreline, so excavation and grading there wait on paper. Rockwall and Heath have tree preservation rules inside city limits and the ETJ.
Texas A&M Forest Service calls February to June the oak wilt window. Since 2015 I have kept the head off every live oak limb in that window. Ask Teo for the floodplain and city check when you book.
