Texas Land Clearing Services in Central Texas: Blackland, Post Oak Savannah and Lost Pines Forestry Mulching, Brush Removal and Site Prep

Three soils, three prices. Central Texas is blackland prairie along I-35, post oak savannah toward Bryan-College Station, and the Lost Pines on deep sand around Bastrop, with cedar brakes west of the interstate. Light post oak and brush run $900 to $1,400 an acre; wet blackland adds a day. Pruitt Range & Brush is a land clearing company working this region from the Johnson City, TX yard: Salado, Belton and Bastrop sit inside the 60-mile circle, and Temple, Waco and College Station carry transport stated on the quote. Fill out the form or call (832) 987-3495. Teo will call you back before the end of the business day.

Land Clearing Services in Central Texas: Lots, Pasture, Site Preparation and Excavation Referrals

The same land-clearing services available on our other yards run here, with the soil deciding the day count. Here is the list Teo quotes from.

  • Lot clearing: we clear a half-acre residential lot in Belton, Salado, Elgin or College Station in one skid steer day, $2,800.
  • Forestry mulching on post oak, yaupon and cedar: a forestry mulcher leaves the brush as mulch on the ground. Mulching services are priced per acre, $900 light to $4,000 dense.
  • Land clearing to dirt on blackland tracts cut into homesites: $2,000 to $4,500 per acre with rough grade.
  • Brush clearing and brush removal: yaupon, winged elm and mesquite regrowth along fence lines and creek bottoms.
  • Stump grinding at $4 per inch, $175 minimum per stump, and selective tree removal or selective clearing that keeps the post oak motts.
  • Bush hogging at $60 to $90 per acre, $400 minimum, for savannah pasture that only needs the tops down.

Site preparation runs to rough grade with the dozer and stops there. We do not pour slabs, drill wells or set septic; I know people in Bell and Bastrop who do. Excavation services for a tank are an excavation contractor's work, and Teo can name one. Right of way clearing for a driveway, down to the culvert line, and forestry services like thinning a Lost Pines understory run on the same rates. We specialize in brush and tree work and handle projects from an Elgin lot to a 150-acre McLennan pasture. Pick the service and we clear to that line, and the mulch stays where it falls.

Vegetation and Terrain in Central Texas: Blackland, Post Oak Savannah and Lost Pines

Blackland prairie runs down I-35 through Bell and McLennan: mesquite, hackberry and cedar elm on clay that holds water from November to April. Blackland holds a rain like a grudge and lets go of it about as fast. East of SH 6 the post oak savannah takes over on sandy loam toward Bryan-College Station: post oak, yaupon and winged elm, with yaupon that will overgrow a fence line in three years if nobody mows the edge. Around Bastrop State Park the Lost Pines put loblolly pine and post oak on deep sand, the westernmost pine stand in the state. West of I-35 the cedar brakes start, and canopy percent prices those tracts the same way it does in the Hill Country when we clear them.

Three soils, three machines. On blackland we clear with the tracked mulcher because it floats and the dozer sinks. On savannah sand the skid steer runs year-round, turning vegetation into mulch at about two acres a day in medium cover. In the Lost Pines the trees and brush under the loblolly come out and the pines stay for the timber buyer. The right equipment for each soil is on the quote, and specialized equipment or advanced equipment is never a line item; equipment and expertise come with the day rate. Overgrown land on any of the three soils carries fewer animal units each year, and vegetation management by forestry mulching every few years costs less than one dense clearing project. Tell Teo which soil you are standing on.

Three Soils, Three Prices: Forestry Mulching or Clear to Dirt by What the Land Grows

Blackland homesites are the fastest-growing job we clear. Fort Cavazos keeps Killeen, Temple and Belton building, and Census Building Permits Survey 2025 counted 2,170 single-family permits in Bell and 1,687 in Brazos, up 22 percent. Those tracts want full clearing to dirt plus a pad, $2,000 to $4,500 per acre, and the wet-season day is written on the quote. The nearest lot invoice I can show you is 1.2 acres in Liberty Hill, one skid steer day, $2,800, and a Salado or Belton lot prices the same.

Post oak savannah prices like North Texas pasture. An 8-acre Parker County tract of mesquite and post oak took two days to clear, $8,400, with a bush hog follow-up each June; a Brazos or Burleson savannah tract at the same density runs the same per-acre number plus transport. Texas A&M AgriLife at College Station is where most of the brush management research I used in EQIP plans was written, and practice 314 cost-share still pays 50 to 75 percent of the NRCS rate on a ranch tract with an approved plan. Lost Pines understory prices like the Piney Woods, $1,200 to $2,000 per acre. Our Blanco County log read seven acres per day on cedar; efficient clearing means matching the machine to the soil, and land management after we clear is a bush hog pass a year.

Land Clearing Cost in Central Texas per Acre: Mulching Services on Blackland, Savannah and Pines

Land clearing in this region runs $900 to $4,500 per acre. Density sets the rate, the soil sets the day count, and Temple, Waco and Bryan-College Station carry transport from Johnson City that goes on the quote before you sign. Two dedicated land clearing mulchers, one price sheet.

  • Light post oak, mesquite or cedar under 30 percent canopy: $900 to $1,400 per acre. Medium cover: $1,800 to $2,600. Dense old-growth: $3,000 to $4,000.
  • Lost Pines understory and yaupon: $1,200 to $2,000 per acre.
  • Clear land to dirt for a slab: $2,000 to $4,500 per acre by density. We clear, grade and leave the mulch or pile it, your call.
  • Skid steer mulcher: $2,800 a day, transport included within 60 miles of Johnson City. 300-hp mulcher: $4,200 a day plus transport.
  • Stumps $4 per inch, $175 minimum. Bush hogging $60 to $90 per acre, $400 minimum. Dozer $160 per hour. Haul-off $650 to $1,200 per load, $1,100 minimum service call.

Wet blackland adds a day from November to April and I name it before the trailer leaves, not after. Large jobs over 20 acres get a per-acre number, lots get a day rate, and both are cost-effective against a dozer that leaves you a pile and a burn ban. Call (832) 987-3495 or fill out the form with your acres of land and the nearest town. Teo calls back before the end of the business day and the walk gets a date.

Rules Before You Clear Your Land: Burn Bans, Lakes, Toads and Floodplains

Land clearing and brush removal in Texas needs no state permit, so you can clear your land on a rural Bell or McLennan tract the day the walk is done. Five local rules still come up here.

  • Burn bans from the county judge or commissioners court, with TCEQ outdoor burning rules on any pile. A mulcher leaves mulch, not a pile, and mulch does not need a permit, so the ban does not stop us.
  • USACE shoreline rules on Lake Belton, Stillhouse Hollow and Lake Waco: clearing below the government line needs a Corps permit, not ours.
  • Lost Pines Habitat Conservation Plan and Houston toad habitat under USFWS on sandy pine tracts around Bastrop State Park: check the map before the first pass.
  • FEMA mapped floodplain along the Brazos, Navasota and Colorado: a county floodplain development permit before dirt moves on a construction site.
  • College Station tree rules inside city limits, and land development in Temple or Waco runs through the city engineer before we clear.

Of all the land clearing services in Texas, the Lost Pines tract is the one I check twice, because the toad map and the fire history both matter there. Send Teo the county and we will minimize the permit list to what applies before we clear.

FAQ

Blackland, Savannah, Brush Removal and Tree Removal Questions

Fill out the form or call (832) 987-3495. Teo will call you back before the end of the business day.

How much does land clearing cost per acre in Central Texas?

Light post oak or cedar runs $900 to $1,400 per acre, medium cover $1,800 to $2,600, dense old-growth $3,000 to $4,000, and clearing to dirt for a slab $2,000 to $4,500. So 5 acres of medium savannah is $9,000 to $13,000, plus transport if you are in Temple, Waco or College Station.

When is the best season to clear blackland and savannah tracts?

May through October for blackland, when the clay is dry enough to clear without ruts or an extra day. Savannah sand and the Lost Pines clear year-round. Last spring on a tract off SH 21 near Bastrop we ran three days on sand while the Bell County blackland jobs waited for the clay to set.

Do I need a permit to clear land in Bell or Bastrop County?

Not from the state, and not from the county on a rural tract outside the floodplain. Texas land clearing permits are local: a county floodplain permit along the Brazos or Colorado, city tree rules inside College Station, and the USFWS Houston toad map on sandy Bastrop tracts. Outside those, you clear when you are ready.

How fast can a crew get to my tract?

Teo calls you back before the end of the business day with the first open date, and the walk comes first. Salado, Belton and Bastrop are inside the free 60-mile service area; Temple, Waco and College Station carry transport we state before we clear. Land clearing contractors who quote from a satellite photo guess at the stumps; trusted land clearing companies walk the ground.

How do I get a land clearing quote from the Johnson City yard?
