Land Clearing Services Available in Brazos County
Six posted prices cover Brazos Valley land clearing projects.
- Forestry mulching services on yaupon and post oak undergrowth: $1,200 to $2,000 an acre.
- Lot clearing for a homesite: a half-acre lot is one skid steer day, $2,800.
- Clearing brush and underbrushing along creek bottoms and fence rows, by the day.
- Stump grinding: $4 per inch of diameter, $175 minimum per stump.
- Site prep and dirt work services: grubbing, rough grading and pad drainage at $160 an hour with operator.
- Bush hogging on agricultural land: $60 to $90 an acre, $400 minimum.
Our crews carry the equipment to handle 8-inch stems on the skid steer and big post oak, cedar elm, pine and hardwood on the 300-hp machine. Tree removal and storm cleanup go by the hour. Concrete, wells and septic are other trades.
Residential Land Clearing for New Homesites in Bryan, Wellborn and Kurten
Brazos County permitted 1,687 single-family homes in 2025 per the Census Building Permits Survey, up 22 percent. Most residential jobs run one to five acres off FM 2818 or SH 21: the homeowner wants the post oaks kept, the yaupon gone, and the pad grubbed before the slab crew comes. A half-acre to one-acre lot takes one skid steer day, $2,800; trees and branches become the mulch floor. Our 1.2-acre Liberty Hill lot cleared for exactly that number. Small residential lots pay the same day rate. Site preparation adds a drainage swale where the sandy loam sits over clay and ponds after a storm.
Forestry Mulching and Brush Clearing Across Brazos County
Forestry mulching leaves the wood on the ground as a two to four inch mulch layer, and under post oak that layer protects the roots the trencher and the dozer would cut. It holds moisture, slows erosion on slopes toward the Navasota River, and shades the yaupon seed. On our jobs toward Wellborn the mix is yaupon, cedar elm, hackberry and post oak saplings. Stems over 8 inches go to the 300-hp mulcher at $4,200 a day plus transport. Selective clearing is the rule: yaupon out, post oaks kept, and no oak limbs cut February through June for oak wilt. In Parker County an 8-acre mesquite and post oak pasture took our crew two days, $8,400; a June bush hog pass keeps it open. Yaupon will overgrow a mulched floor in about four years, so plan the pass.
How Much Does Land Clearing Cost per Acre Here?
Yaupon and post oak undergrowth mulching runs $1,200 to $2,000 an acre throughout Brazos County, and full site clearing to dirt runs $2,000 to $4,500. Two rules first: wet ground after a week of rain adds a day, and the 300-hp machine carries transport from Johnson City.
- Skid steer mulcher: $2,800 a day, transport included within 60 miles of a yard.
- 300-hp mulcher, 8 ft head: $4,200 a day plus transport.
- Haul-off: $650 to $1,200 a load, $1,100 minimum trip.
- Pond or stock tank site excavation: dozer at $160 an hour with operator.
EQIP cost-share through NRCS pays 50 to 75 percent of the payment-schedule rate for brush management, practice 314. The on-site estimate is free, and after I walk the property with you the canopy reading and the oak count go in writing. Terrain, Soil and Vegetation on Brazos County Acreage
The county's ground is post oak savannah on sandy loam over clay. Lots near Brazos River bottoms carry pecan, hardwood and FEMA-mapped floodplain. The uplands along SH 6 and FM 2818 hold post oak, blackjack oak, cedar elm and a yaupon understory that closes to a wall where nobody has grazed. The sandy top drains fast, but the clay under it ponds, so a wet week costs a day. I read site conditions on the first pass: canopy percent, soil color, standing water. Woodland post oak with a yaupon floor mulches at 2 to 3 acres a day on the skid steer.
FEMA Floodplain Permits, Burn Bans and Texas A&M AgriLife Rules Before Land Clearing
No state permit covers clearing your own land in Texas, and Brazos County's list is short. The county floodplain office issues a development permit before dirt moves on FEMA-mapped land along the Brazos and the Navasota. Burn bans are set by the county judge or commissioners court; TCEQ outdoor burning rules govern piles. Mulching leaves no pile. Inside the twin city's limits the tree rules protect larger oaks on commercial land. Texas A&M AgriLife Extension, headquartered in the county, publishes the post oak savannah brush guidance I still read, and Texas A&M Forest Service sets the oak wilt window: no live oak wounds February through June.
Areas We Serve in Brazos County: Bryan, College Station, Wellborn, Kurten
Bryan and its twin city have their own pages and carry the residential and commercial work: infill lots, commercial development pads along SH 6 and FM 2818, tree clearing on a new fence line at the edge of town. Wellborn brings post oak tracts, Kurten brings pasture reclaims. Bryan, TX and the surrounding areas into Burleson, Robertson, Grimes and Washington counties sit inside the service area. Of the 254 counties in Texas, this is the one where a client is most likely to hand me an AgriLife bulletin before I hand them an estimate. The Central Texas page covers the region.
