Land Clearing Services Available in Denton County
Five services cover residential and commercial tracts on the north side of Dallas-Fort Worth.
- Residential land clearing to a pad or a paddock: $2,000 to $4,500 an acre to dirt.
- Commercial land clearing and site clearing along I-35 and FM 455.
- Forestry mulching and underbrushing under post oak, one to three acres a day.
- Lot clearing for small residential lots, tree removal of storm-split oaks, stump grinding at $4 an inch, $175 minimum.
- Site prep and dirt work services: grading, drainage, pond excavation, cleanup.
Our land clearing service removes vegetation. Arena bases, wells, septic and slabs are other trades.
Lot and Acreage Clearing for New Homes in Aubrey and Justin
The county permitted 6,357 single-family homes in 2025 by the Census Building Permits Survey, sixth among the counties in Texas. Master-planned communities on US 380 are developer work. Our residential jobs are the homeowner with two to five acres near Aubrey or Justin who wants a house pad, a barn site and a dry paddock, and property owners doing property development lot by lot.
A 0.6-acre lot in Celina, one county east, is the size I see most: hackberry and bois d'arc, one day on the skid steer, $2,800, plus 11 stumps for $420. Commercial development pads near I-35 run larger, and those land clearing projects are priced by the acre.
Forestry Mulching and Brush Clearing Across Denton County
Our mulching services keep the post oak and take the undergrowth, which a horse pasture needs. Greenbrier, cedar elm saplings and red cedar, the eastern kind, not ashe juniper, come out. Oaks over 8 inches stay. The mulch goes down two to three inches and stops the erosion a bare slope gets in a spring storm. Clearing brush this way leaves nothing to burn, so a burn ban never moves the schedule.
A horse will find the one post oak stump you missed before the farrier does. So on selective clearing jobs we grind every stump to grade before the fence line goes back up. Removing vegetation here is lighter than the pine and hardwood understory in Lindale. We remove unwanted vegetation, the wood stays as mulch, the grass is back by the second summer.
How Much Does Land Clearing Cost Here Per Acre?
Land clearing in Denton County runs $900 to $4,500 an acre, and two rules move the number first. Justin and the west side sit inside 60 miles of Weatherford, so transport is included. Aubrey is at the line, so I check mileage first. Wet clay east of I-35 adds a day, November to April.
- Skid steer mulcher: $2,800 a day.
- 300-hp mulcher, 8-foot head: $4,200 a day plus transport, equipment to handle any oak.
- Mulching per acre: $900 to $1,400 light cover, $1,800 to $2,600 medium, $3,000 to $4,000 dense.
- Clearing to bare dirt with rough grading: $2,000 to $4,500 an acre.
- Bush hogging: $60 to $90 per acre, $400 minimum. Haul-off runs $650 to $1,200 a load, $1,100 minimum trip.
Agricultural land on the north end still draws NRCS EQIP brush management cost-share, practice code 314, at 50 to 75 percent of the payment-schedule rate. Call (832) 987-3495 or send the form for a free quote.
Terrain, Soil and Vegetation Near Lake Ray Roberts and the Elm Fork
The county splits at I-35. West of it the Eastern Cross Timbers run post oak and blackjack oak on deep sand, and an idle pasture will overgrow with red cedar in a decade. East of it the blackland begins, with hackberry and bois d'arc on clay. The Elm Fork of the Trinity feeds Lake Ray Roberts, and the woodland in that corridor is mapped floodplain, so tree clearing there waits on a permit. Site conditions on sand allow year-round work; a pond there needs a clay core.
On our jobs near Lake Ray Roberts I log two to three acres a day in post oak understory.
Burn Bans and Other Rules Before Clearing Land Here
Three rules cover clearing land throughout Denton County, and none is a state permit. The county judge or commissioners court declares a burn ban, and TCEQ outdoor burning rules govern every pile with or without one. The county issues floodplain development permits where FEMA maps the Elm Fork and Clear Creek, so excavation and grading there wait on paper. The City of Denton tree code applies inside city limits and the ETJ, with protected sizes for post oak.
Texas A&M Forest Service sets the oak wilt window at February to June. Since 2015 I have not wounded a live oak in that window. Ask Teo to run the floodplain check when you book.
