Land Clearing in Pilot Point, TX: Lot, Brush and Forestry Mulching

Pilot Point is horse country on the Cross Timbers sand north of US 380, with post oak motts, mesquite and a line of hackberry and bois d'arc wherever the ground turns to clay on the east side. A lot of that pasture is becoming lots. Our Weatherford crew runs the land clearing service in Pilot Point and I have cleared this sand since 2015. Send the form or call (832) 987-3495. Teo calls back before the end of the business day, every time.

Land Clearing Services in Pilot Point

Pruitt Range & Brush provides land clearing, lot clearing, brush removal, stump grinding and rough grading for residential and commercial properties in Pilot Point, TX and the surrounding area. The jobs in Denton County horse country come in six shapes:

  • Residential land clearing for a homesite or a barn pad: brush to grade, rough grade, cleanup.
  • Pasture reclaim and property clearing on 5 to 40 acres, mesquite mulched, post oak motts kept for shade.
  • Commercial land clearing services and commercial clearing for commercial sites and commercial development on US 377.
  • Selective clearing, professional clearing and landscape clearing around a standing house or arena.
  • Tree removal of stems to 8 inches with the mulcher, bigger trunks cut and hauled.
  • Site preparation, land improvement on old pasture and full site clearing, finished at the rough grade.

Site work stops at the rough grade on every project. Excavation for foundations, wells, septic and house demolition are other trades, and I know people who do them. On horse acreage our professional land clearing service does one thing a mowing outfit will not: it treats the mesquite the day it is cut. A mowed mesquite comes back from the root crown with a dozen stems by August. Mulched and treated, it stays grass. Send the survey and I will mark the oaks that stay.

Lot Clearing for New Homes in Pilot Point and Aubrey

Pilot Point, TX issued 573 single-family permits in 2025 by the Census Building Permits Survey, in a town of 4,700, and Aubrey issued 396 more down US 377. A half-acre lot is one day with the skid steer mulcher, $2,800, transport included since the town sits inside 60 miles of our Weatherford yard. We cleared a 0.6-acre lot across the Collin County line with the same crew: hackberry and bois d'arc, one day, $2,800, plus 11 stumps ground for $420. Property owners here can expect the same math.

Sand changes the calendar. Cross Timbers sand drains fast, so wet weather rarely adds a day on the west side, while the blackland on the east side adds a day between November and April. Depending on site conditions, I tell you which soil you have at the site visit, before the price. Drainage on sand is a wind question as much as a water one, and two inches of chips keep a cleared lot from blowing. Before we grind we call 811, because a gas pipeline and buried electric run the US 377 and US 380 corridors under the brush. Dirt moved in the FEMA mapped floodplain along the Lake Ray Roberts tributaries needs a Denton County floodplain permit first. My site prep ends at the rough grade. Send the plat and the on-site estimate will tell you what it takes to make your property ready for a slab or a barn.

Brush Clearing and Forestry Mulching Near Pilot Point

Forestry mulching is a land clearing method that uses specialized equipment to grind trees, brush and vegetation into mulch in one pass, mulched in place with no pile to burn or haul. Near Pilot Point that is the cheapest way to clear land that is staying pasture, and it keeps you clear of the burn ban the county judge or commissioners court declares most dry summers and the TCEQ outdoor burning rules that govern piles the rest of the year.

Cross Timbers sand drains before the rain quits. Blackland holds it until Easter. In light mesquite the skid steer makes 3 to 5 acres a day. Overgrown land that is areas with dense post oak saplings, yaupon-thick privet and 8-inch hackberry runs 1 to 2 acres a day. Large acreage clearing above 15 acres gets the 300-hp mulcher and the 8 ft head. We remove brush to grade, treat the mesquite stems and leave the site under two inches of chips. On horse pasture that layer matters, because bare sand will overgrow with sandbur before grass starts. On our jobs in Denton County a pasture reclaimed in fall is grazing by the second summer at about one animal unit per 8 acres.

How Much Does Land Clearing Cost in Pilot Point?

Land clearing costs in the Pilot Point area run $2,800 for a half-acre lot and $900 to $4,000 an acre to mulch, by canopy percent. Add-ons first: wet blackland adds a day in winter on the clay side, and ten or more stumps move the grinding to a day rate.

  • Skid steer mulcher: $2,800 a day, transport included within 60 miles of Weatherford.
  • 300-hp mulcher: $4,200 a day plus transport. Its 8 ft head handles anything on the tract.
  • Mulching by canopy: light cover under 30 percent runs $900 to $1,400 an acre, medium $1,800 to $2,600, dense old mesquite $3,000 to $4,000.
  • Grub, haul and rough grade to bare dirt: $2,000 to $4,500 an acre, thin brush at the low end.
  • Stump grinding by diameter: $4 an inch, never less than $175 per stump.
  • Bush hogging runs $60 to $90 an acre, $400 minimum; grubbing with the dozer runs $160 an hour, operator included.
  • Haul-off runs $650 to $1,200 a load, and the minimum trip charge for any job is $1,100.

The total depends on the size of the tract, the canopy and the ground. I read canopy by pacing it off, the way I did for twelve years of EQIP brush plans, and I walk the property with you so the number is one we both saw. A tract under an NRCS brush management plan, practice 314, gets 50 to 75 percent of the payment-schedule rate back as EQIP cost-share, and horse acreage with an ag exemption often qualifies. Serving Pilot Point and Nearby Aubrey, Tioga, Krugerville and Celina

The Weatherford crew covers the whole north end of Denton County at one price list. Aubrey and Krugerville are ten minutes south on US 377, Tioga is north across the Grayson County line, and Celina is east on FM 455 where the sand gives way to blackland. Our services in Pilot Point are the same list in each of those towns. A land clearing company serving horse country has to know fence lines and arena pads as well as brush.

We run land clearing services across Dallas-Fort Worth from one yard west of Fort Worth, with the same services throughout the DFW area and the rest of North Texas. The land clearing Pilot Point owners ask for most is a mesquite pasture reclaim, 3 to 5 acres a day at the light rate, and it is the same price here as in the DFW metro proper. Tell Teo your town and your acreage and he will put you on the crew's board.
