Land Clearing in Sherman, TX: Lot, Brush and Forestry Mulching

Sherman sits on the north end of the blackland along US 75, with the Cross Timbers sand and red dirt starting west of town and the Red River bottoms north past Denison. The brush is hackberry, bois d'arc and mesquite in the fence rows, post oak on the sand. Our Weatherford crew runs the land clearing service in Sherman, about 90 miles northeast, and I have cleared pasture up here since 2015. Fill out the form or call (832) 987-3495, and Teo will call you back before the end of the business day.

Land Clearing Services in Sherman

Pruitt Range & Brush provides land clearing, lot clearing, brush removal, stump grinding and rough grading for residential and commercial properties in Sherman, TX and the surrounding area. The list runs six items:

  • Residential land clearing for a homesite: fence row to rough grade, cleanup included.
  • Commercial land clearing services and commercial clearing for commercial sites and the commercial development following the plants north of town.
  • Pasture reclaim and property clearing on 5 to 60 acres: mesquite mulched, post oak and pecan kept.
  • Selective clearing, professional clearing and landscape clearing around a standing house.
  • Tree removal: the mulcher takes stems to about 8 inches, and anything bigger is cut and hauled.
  • Site preparation, land improvement on old pasture and full site clearing, finished at the rough grade.

Site work ends at the rough grade on every project. Excavation for foundations, wells, septic and house demolition are other trades, and I know people who do them. The thing our professional land clearing service reads first on a Sherman tract is the soil line. Blackland east of US 75 carries the mulcher only when dry; the red sand west of town carries it most of the year. Inside city limits the Sherman tree rules apply to larger trunks, and I check them first. Send me the survey and I will mark what stays.

Lot Clearing for New Homes in Sherman and Denison

Sherman, TX issued 634 single-family permits in 2025 by the Census Building Permits Survey, more than half of the 1,175 the county recorded, and Denison added most of the rest along US 75 and the Lake Texoma road. A half-acre lot is one day with the skid steer mulcher, $2,800, with transport itemized because Sherman sits past 60 miles from Weatherford. An acre of hackberry and bois d'arc fence row with a dozen stumps is two days. Property owners see both numbers in writing at the site visit.

Grayson County red dirt sticks to a track like it paid for the ride. Depending on site conditions, wet blackland adds a day from November to April on the east side. Drainage on the old farm lots means cotton terraces, which the rough grade cuts out so water leaves the pad. Before we grind a stump we call 811, since a gas pipeline and buried fiber follow US 75 under the brush. Dirt moved inside a FEMA mapped floodplain along Post Oak Creek or Choctaw Creek needs a county floodplain permit first, and I pull that map before the price. My site prep ends at the rough grade. Email the plat, and the on-site estimate will say what it takes to make your property slab-ready.

Brush Clearing and Forestry Mulching Near Sherman

Forestry mulching is a land clearing method that uses specialized equipment to grind trees, brush and vegetation into mulch in one pass, mulched in place with nothing to pile, burn or haul. Near Sherman that is the cheapest way to clear land going back to pasture, and it keeps you clear of the burn ban the county judge or commissioners court declares most dry summers and the TCEQ outdoor burning rules on piles the rest of the year.

Mesquite is the pasture job on the west side of the county and hackberry is the fence-row job on the east. Bush hogging alone fails on mesquite because the root crown sends up a dozen stems the same summer, so the mulcher cuts the crown at grade and we treat the stem that day. In light mesquite the skid steer makes 3 to 5 acres a day. Overgrown land that is areas with dense bois d'arc and 8-inch hackberry runs 1 to 2 acres a day. Large acreage clearing above 15 acres gets the 300-hp mulcher and the 8 ft head. We remove brush to grade and leave the site under two inches of chips. On our jobs in this county a pasture mulched in fall is grazing by the second summer, and a brushy tract left alone will overgrow again in five.

How Much Does Land Clearing Cost in Sherman?

Land clearing costs in the Sherman area run $2,800 for a half-acre lot and $900 to $4,000 an acre to mulch, set by canopy percent. The add-ons come first: wet blackland adds a day in winter, ten or more stumps move the grinding to a day rate, and transport from Weatherford is itemized past 60 miles.

  • Skid steer mulcher: $2,800 a day, transport included within 60 miles of a yard and itemized beyond.
  • The dedicated 300-hp mulcher with the 8 ft head: $4,200 a day plus transport, for anything over 8 inches.
  • Mulching by canopy: light cover under 30 percent runs $900 to $1,400 an acre, medium $1,800 to $2,600, dense old mesquite $3,000 to $4,000.
  • Clearing to bare dirt, with grubbing, haul-off and a rough grade: $2,000 to $4,500 per acre by density.
  • Stump grinding at $4 an inch of trunk diameter, with a $175 minimum per stump.
  • Bush hog pass: $60 to $90 per acre with a $400 minimum. Dozer and operator for grubbing: $160 an hour.
  • Hauling debris off: $650 to $1,200 per load. No job goes out for less than the $1,100 minimum trip.

The total depends on the size of the tract, the canopy and the ground that week. I read canopy by pacing it off, the way I did for twelve years of EQIP brush plans, and I walk the property with you so we both see the same number. This county still has working ranches, and a tract under an NRCS brush management plan, practice 314, gets 50 to 75 percent of the payment-schedule rate back as EQIP cost-share. Call (832) 987-3495 and Teo will set up the free on-site estimate.

Serving Sherman and Nearby Denison, Van Alstyne, Howe and Whitesboro

The Weatherford crew works Grayson County as one trip, so the towns around Sherman share one price list:

  • Denison, north on US 75: lake lots toward Lake Texoma and Red River bottom pasture.
  • Howe and Van Alstyne, south on US 75: blackland fence-row lots, one day each.
  • Whitesboro, west on US 82: Cross Timbers sand, post oak and mesquite, workable most of the winter.

Our services in Sherman are the same list and the same prices in each of those towns. A land clearing company serving a county this size books trips two or three lots at a time to spread the transport. We run land clearing services across North Texas from one yard west of Fort Worth and the same services throughout the DFW area and the DFW metro. The land clearing Sherman owners ask for most is a mesquite pasture at 3 to 5 acres a day. Tell Teo your town and your acreage and he will put you on the crew's board.

She spent 12 years as an NRCS field technician writing EQIP Brush Management plans for Texas ranchers, bought her first mulcher in 2014 when too many of those plans sat unexecuted, and has cleared cedar, mesquite, pine understory and homesite lots full time since 2015.
