Residential land clearing on lake lots is most of the work in Livingston, TX and the surrounding area; commercial clearing for a commercial development pays the same day rate. A professional land clearing service in Livingston reads the shoreline rules before the machine arrives.
Lot Clearing for New Homes in Livingston and Onalaska
The city issued 2 single-family permits in 2025 by the Census Building Permits Survey, but Polk County issued 661, with 619 on unincorporated land around the lake, down 12 percent. Rural tracts need no building permit, so permits understate the work. A half-acre lake lot is one skid steer day, $2,800 plus transport, and we leave the site mulched with nothing to burn. Site preparation ends at rough grading. Excavation for a slab, concrete, wells and septic are not mine. I know people who do.
The land clearing process on a lake lot has two gates. Trinity River Authority shoreline rules govern its easement on Lake Livingston, so we stop at the line they set. Ground in the FEMA mapped floodplain needs a Polk County floodplain permit before dirt moves. Drainage on a sloped lake lot runs straight to the water, so the pad is graded to hold sheet flow and the mulch keeps sand off the shoreline. Send me the plat, and we will walk the property together.
Brush Clearing and Forestry Mulching Near Livingston
Forestry mulching is a land clearing method that uses specialized equipment to grind trees, brush and vegetation into mulch in place, and on a lake lot it keeps sand out of the water. The county judge declares burn bans in dry summers, TCEQ outdoor burning rules govern piles, and the Texas A&M Forest Service posts the county wildfire risk rating built on the yaupon fuel we grind. In understory the skid steer covers 3 to 5 acres a day and takes stems to about 8 inches. Areas with dense sweetgum go to the 300-hp machine with the 8 ft head.
A yaupon thicket is where a Piney Woods deer goes to be left alone, and it works. Yaupon, sweetgum and privet resprout from the root, so a mulched understory wants a bush hog or a light second pass in two years. Pine does not resprout, so I grind around the crop trees. On our jobs in the Lake Livingston area the understory goes in at 70 to 90 percent cover and comes out under 5, with 2 to 4 inches of mulch holding the slope. When I wrote EQIP plans, practice 314 covered pine understory like any other brush, with one season of deferment after. Property clearing on a lake lot means remove brush, grind the stubs, keep the pines, and make your property open landscape to the water instead of overgrown land.
How Much Does Land Clearing Cost in Livingston?
Land clearing costs in Livingston run $1,200 to $2,000 an acre for pine understory and yaupon, set by stem count and cover percent on the site visit, with transport from Lindale listed separately. Hardwood stumps or a steep shoreline can add a day, listed before the acre price. The total depends on the size of the tract and site conditions.
- Yaupon and pine understory mulched in place: $1,200 to $2,000 per acre
- Clearing to bare dirt, grubbed and rough graded: $2,000 to $4,500 per acre by density
- Half-acre lot: one skid steer day, $2,800 plus transport
- Skid steer mulcher $2,800 a day; transport included only within 60 miles of a yard
- Dedicated 300-hp mulcher with the 8 ft head: $4,200 a day plus transport
- Dozer with operator $160 an hour; haul-off $650 to $1,200 a load; minimum trip $1,100
Large acreage clearing on a pine tract is quoted per acre, depending on site access and how much timber stays, and grouping two lake lots in one trip splits the transport. An approved EQIP plan under practice 314 pays 50 to 75 percent of the NRCS schedule rate. Call (832) 987-3495 or fill out the form. Teo calls back the same business day, before closing.
