Land Clearing Services in Lago Vista, TX
Pruitt Range & Brush provides land clearing services in Lago Vista, TX and the surrounding area out of Johnson City, with every project priced by canopy percent and day count. Residential land clearing here is cedar: taking a lake lot from 70 percent canopy down to the live oaks. Commercial land clearing services cover the few commercial sites along RM 1431 and small commercial development pads near the marina roads; commercial clearing of a rock pad is a day for the 300-hp machine.
- Selective clearing and brush removal: cedar mulched in place, oaks left standing with their limbs unwounded.
- Tree removal of dead cedar and hackberry, then stump grinding; we grind them flush where one would sit under a driveway.
- Site clearing and site preparation to a rough grade on rock, with drainage cut to the natural draws.
- Property clearing along lot lines and professional clearing of the shoreline buffer under LCRA rules.
Site work stops at the rough grade; I do not pour concrete, drill wells, set septic or demolish houses. The excavation and grading contractors I hand off to know this rock. One professional land clearing service, one land clearing company, three yards. Tell Teo the lot size and canopy for a day count.
Lot Clearing for New Homes in Lago Vista and Jonestown
The Census Building Permits Survey imputed 153 single-family permits for Lago Vista in 2025 from one reported month, so the count understates the lots actually being cut in. Travis County as a whole ran 4,727. The land clearing projects here are steep: a half-acre lake lot at 70 percent cedar canopy is one day with the skid steer, $2,800, and the rock adds a day on anything over two acres because carbide teeth wear twice as fast on caliche. I say that before the price. Depending on site conditions we mulch the cedar in place and leave a 3-inch bed on the slope, or we grub the pad and haul; the site visit settles which. Residential and commercial properties get the same check: Texas 811, the plat for any pipeline or utility easement, and the LCRA shoreline line if the lot touches the lake. On the last afternoon the crew does a cleanup pass and will leave the site with the full site rough graded, site prep finished. We make your property ready for the forms crew, and property owners get my acres-per-day log with the invoice.
Brush Clearing and Forestry Mulching Near Lago Vista
A mulcher is a land clearing method that uses specialized equipment to grind trees down to a chip bed, turning standing vegetation into mulch without a pile. On a lake hillside it is the only sane way to clear land, because nothing gets dragged downhill and nothing burns. Burn bans come from the county judge or commissioners court, and TCEQ outdoor burning rules govern piles the rest of the year. Mulch needs neither. Cedar, which is ashe juniper, intercepts the first inch of a rain in its canopy before the ground sees it; AgriLife research puts mature canopy at 60 to 80 percent interception. Take a tract under 10 percent canopy and the seeps run again. TPWD and USFWS protect golden-cheeked warbler nesting in mature cedar-oak canopy from March to July, so on our jobs around the lake I schedule dense old-growth cedar outside that window. Oak wilt is the other calendar. Texas A&M Forest Service says do not wound live oaks February to June, so the crew mulches cedar around the oaks without touching an oak limb then. We remove brush in areas with dense regrowth first and thin to the oak motts. Large acreage clearing of overgrown land runs $1,800 to $2,600 an acre at medium canopy and $3,000 to $4,000 in dense old growth. On a lake lot that read 70 percent canopy going in, my reading coming out was under 5 percent, and that log goes to you with the invoice. Cedar grows best where the rock is thickest and the dirt is thinnest. It is not a fair fight. Cedar does overgrow a cleared slope again from seed within ten years.
